With over 20 years of experience, our Property Management Division will locate tenants, collect lease payments on a timely basis, coordinate lease renewals, manage maintenance, repairs and all other property and lease issues while providing you... In addition, major accounting functions, related escrow/trust accounts, monthly statements, collections, and landlord tenant communications will be managed by TLS Real Estate property management professionals.
GET PAID FASTER WITH TLS
Using our TLS PropertyPay Direct Deposits, you may elect to have your lease proceeds sent electronically directly to your bank account. NO MORE WAITING ON CHECKS! Upon enrollment, you paid an $8.95 PropertyPay fee for each direct deposit that you request. It’s faster and cheaper than FEDEx or UPS! Ask a TLS Property Manager if this program is right for you.
MANAGEMENT FEES
The Monthly Management Fee shall be the greater of $75.00 per month (minimum) or 10 percent the monthly lease payment, NOT TO EXCEED $225 (maximum) per property/per month.
For your convenience, the monthly management fee will be deducted from the property lease proceeds and the property owner will receive the balance. When your home is placed on the market for the first time with TLS Real Estate’s Property Management Division the monthly management fee will be waived until the first full month of the lease and will continue at the same rate until a new lease at a new rate has been established, or upon the termination of our the Exclusive Property Management Agreement.

TENANT PLACEMENT SERVICES
We start by finding our owners a well-qualified tenant. Our goal is to secure tenants who value your property and knows the value of making timely, prompt payment. We respond immediately to all Tenant issues and repair request to keep your Tenant satisfied. A satisfied Tenant is a well paying Tenant.
ACCOUNTING & REPORTING
We offer monthly reports that will detail income and expenses both incoming and out going. In addition, any maintenance work is docu- mented on all reports.
COLLECTIONS & PAST DUE PAYMENTS
Rent is due on the 1st of the month and the first contact for nonpay- ment will be on the 5th. If payment is still delinquent by the 10th of the month, eviction proceedings are started, giving the tenant a 3-day notice.
